The purpose of the HOA is to preserve and enhance property values, through the Architectural Control Committee, which oversees landscaping and lot improvements to ensure that aesthetic harmony, consistency, and high standards are maintained. We also maintain the landscaped entrance median and light poles, all while keeping homeowner dues affordable.

The maxims that we’ll use to approach to making decisions on behalf of the community and enforcement of the deed restrictions are:
Will we be happy we made this decision 25 years from now?
What if everybody did that?
Can it work for all home types?
It is the desire of the HOA Board and Architectural Control Committee (ACC) not to make people’s lives unnecessarily harder, but we will ask for the solvable stuff to be cured. This means keeping up with lot maintenance and neighborhood beautification, like:
Routine lawn mowing and landscaping care
Proper storage of personal property (trash cans, bicycles, grills and weekday vehicle/trailer/RV storage, etc.)
Brief street parking
We also want to provide a reminder that if you are seeking to do any lot improvements, it is important that you submit all plans to vineyardsatcambridgehoa@gmail.com for the ACC to review for approval. This includes but is not limited to:
Any new buildings, structures, walls, mailboxes, lamp posts or other improvements
Updated, new or replaced facades of any building (including siding, ornamental eaves or windows)
New (or updates to) driveways, patios or porches
Landscape plans where trees, shrubs, berms, fencing, walls, patios, bedding, or other landscape materials are being added/removed. Conversely, weekend DIY project like swapping out the mulch in an already approved bedding or planting new flowers don’t ACC approval
